   Deadline for home buyer tax rebates coming up soon!

   If you're planning to buy a home and take advantage of thousands of dollars in tax credits, you need to act soon. The deadline for putting a home under contract is April 30, 2010, and it's fast approaching! First time home buyers, someone who has not owned a  home in the past 5 years, can get as much as $8,000 back, depending on the price of the home. Existing home buyers, who have lived in their current home for 5 consecutive years, can get as much as $6,500. The rebate is 10% of the home price, up to those two amounts. And there are income requirements. Please contact me quickly if a new home is in your plans!

       
        
      New cancer treatment center

      Pensacola cancer patients now have a new treatment center to help them with their battle against cancer. 
      The new $31.5 million Sacred Heart Cancer Center includes an outpatient chemotherapy unit for treatment of as many as 36 patients, a radiation oncology unit, lab and pharmacy services and offices.
      Part of the sprawling Sacred Heart Hospital campus, the center consolidates the hospital’s cancer services into a four-story, 95,000 square foot building on Airport Boulevard near Lowes Home Center.
      The center is affiliated with the University of Texas M.D. Anderson Cancer Center, which is considered a national leader in cancer care.

      Mortgage interest rates inching upward..

      Mortgage rates ended the year above the 5 percent mark after rising for the fourth straight week.
   The average fixed rate on a 30-year mortgage was 5.14 percent last week, up from 5.05 percent one week earlier, Freddie Mac said Thursday.

   Interest rates remain near historical lows, but the average fixed rate on 30-year mortgages has steadily risen since hitting a record low of 4.71 percent the week of Dec. 3. Contact me for more info.

   Pensacola area home inventory going down.      

   Finally, after several years, The number of homes listed on the Pensacola MLS is going down. The number of listings broke through the 5,000 level a couple of weeks ago and is now hovering around 4,700. Thats good news for both seller and buyer, indicating that sellers are pricing their homes better and that buyers are jumping off the fence. Tax rebates of as much as $8,000 are still available to both first time home buyers and existing home owners.

Good news on the home buyer tax credit...

   Congress has officially approved an extension and expansion of the home buyer's tax credit. Both the House and the Senate now have approved an extension and an expansion and word is the bill could go to the White House by the end of this week (Oct. 7.) The bill will provide a credit of up to $8,000 for first time home buyers and $6,500 for all primary home buyers as well as loosen the income requirements. (Click here for a video explaining the Tax Credit Program.) 

     Under the bill, income limits are expanded to $125,000 for individuals and $225,000 for joint filers. Individuals with incomes up to $145,000 and joint filers with incomes up to $245,000 qualify for reduced credits.Homes would have to be under contract by April 30 and close by June 30, 2010. Mortgage interest rates are still low!

   Interest rates for 30 year fixed rate mortgages are still hovering around 5%.Bankrate.com reports rates at an average of 5.06% for a 30 year mortgage and 4.64% for a 15 year mortgage.

Nationwide is cancelling!

         If you're one of the thousands of Florida home owners who are insured by Nationwide, look out!  Nationwide Insurance Co. of Florida has announced plans to drop about 60,000 home insurance policies.

         The company announced it would not be renewing nearly half of its 129,000 Florida home insurance policies, starting in July 2010. The company will be directing its former policyholders to Tower Hill Insurance.

Don’t lose out on $8 Grand!

      The deadline is fast approaching for first time home buyers to take advantage of Uncle Sam’s tax refund of as much as $8,000. Qualifying home buyers must buy and close on a home by the end of November of this year. There is a big push on by the National Association of Realtors to get Congress to extend the tax credit into 2010, and possibly increase the amount and make it available to every home buyer. But there is no guarantee that will happen. 
      It is now taking 45 to 60 days to close on a home so buyers really to find a home and execute a contract by the end of September or early October at the very latest. 
      Home buyers or their spouses cannot have owned a home within the past three years and must meet income requirements which are pretty generous.

   If you are waiting on mortgage rates, they continue to hover in the 5 percent range for a 30 year mortgage, depending on your credit score and your needs. Overall, interest rates for 30 year fixed rate mortgages are still hovering just above the all time lows.
